Meeting with the home inspector? Here’s what to ask

We assume you have already shortlisted the best home inspectors in your town and would like to finalize one of them. Yes, we know it is a daunting task to find the best one amongst the good ones. But you can make it easy with a smart approach – conducting face-to-face interviews. Interviews might seem a stringent word, a discussion or a meeting seems to be appropriate. 

But have you decided what you will ask a home inspector? Here are the following questions. 

  • What is your experience level? How many house evaluations have you done before? 

While shortlisting, you must have already checked the years of experience they have. But you can be specific and ask about the house evaluations they have done. You can tell them to pick any one memorable inspection they have done and how it went well. 

  • Which equipment and tools do they use? How frequently do they upgrade their resources? 

A house inspection requires advanced tools and devices such as infra-red cameras, glasses, and so on. You can check whether your home inspector is equipped with these tools or not. Do they charge separately for the tools, and when do they use such devices? It is advisable to hire an inspector who is well-equipped. You might have to pay extra, but an inspector with mediocre tools will never be able to see the hidden loopholes in your house. 

  • Can you provide a sample inspection report? How soon do you submit the report? Do you follow any specific format? 

A home inspector in pol county will always submit a sample inspection report for your understanding. The sooner he submits the report, the better, but it should be factual and complete. Moreover, the inspector should follow a specific format and be confident to talk about it during the meeting. Since a report contains technical jargon, one cannot understand some terms and need an additional explanation from the professional.   • What precautions do you take during these critical times? Do you have a specific procedure? 

A qualified and experienced inspector must have a well-defined process, and he will inform them about it in the meeting. Also, he will follow a set of precautions to protect his health and safety. You can confirm the same during the meeting and ensure that he knows how to carry out an evaluation.
