When building new facilities or renovating existing spaces, hiring a contractor is the most crucial step for a business owner. It is important to ask the right questions to hire an efficient and trustworthy contractor before you make a decision to hire one.

These are the top 12 questions to ask when selecting a general contracting in highland park.

“May you send me a written quote with a breakdown and costs?”

Your contractor relationship is only complete if you have a written quote. The cost of labor and materials should be clearly stated in the quote. It should also include an estimate of project completion timeframe.

“Approximately how much time will it take to complete the project?”

Before signing a contract, make sure you inform the contractor of any deadlines that are urgent. Ask the contractor for a written estimate of the project’s schedule.

“How long have you been in the business?”

Contracting is a highly skilled industry. You should look for contractors who have at least five years of experience in the industry. Do not hire contractors who offer low quotes. Although it may appear more expensive to you, you will soon realize that the extra costs incurred due to inexperience could have been more costly.

“What reputation does this company have?”

What do the professionals have to say about contractors you are looking at? Reputation is important. Ask associates for references, such as those who supply dental/medical equipment.

“Will subcontractors also be involved?”

It is important to find out the names of all those involved in your project. Request a meeting with key subcontractors if possible.

“How can you hire and qualifie your sub-contractors?”

When contractors are represented on their site, subcontractors can be a good indicator of their contractorship. Are subcontractors professional in appearance and manner? Or will they be unprofessional and have poor customer service skills and communication abilities?

“What safety and health plans does your company use to protect employees?”

When hiring contractors, safety considerations are crucial. Your contractor should ensure that all workers are equipped with the proper safety gear and clothing in order to complete a job safely. WSIB will issue a Certificate of Clearance certifying that the company is in good standing.

“May you please have three references of customers within my area?”

Ask for references from people in your locality. Reach out to customers by phone and ask them about the strengths and weaknesses.

“What is your payment terms?”

Before signing a contract, make sure you understand the payment terms. A small deposit (10% to 50% of the project) and product deposits (30-50%) should be made at signing. No money should ever have to be paid in advance. Pay progress payments at regular intervals (every two weeks) that are based on work done or work in progress, but never in advance. Contractors who demand payment in advance or on the same day are running their business hand-to-mouth. This is a risky and unnecessary liability.

“Is the business licensed and insured?”

To avoid potential legal problems, make sure your contractor is licensed and insured. Do you have liability insurance for your candidate? The minimum amount of liability insurance required today is five million dollars.

“Does your company offer a Post Construction Warranty Service?”

A strong client/contractor relationship is built by a contractor who continues to serve their clients long after the work is done. It can be comforting and rewarding to have one contact for all your service needs over the course of your business years.

“Why should you choose me over other contractors?”

Allow contractors to share what sets them apart from the rest. Contractors who cannot provide concrete details in their responses should be avoided. This question can often be answered by contractors to help you make a hiring decision.
