Although we agree that it is important to ensure that your inspector is knowledgeable and well-trained, the main concern when looking for a Home Inspector should not be the price. This inspection will be one of the largest investments you will ever make. Instead, the emphasis should be on the service you receive. Here are some other things to think about:
- Qualitative Report
Most Home Inspectors will provide a sample of their inspection reports online for potential clients. This will serve as the guide to your new home. Is it easy to read? Is it detailed? Do you have pictures? Is it possible to get a copy of the inspection report within a reasonable time? You should not work with this company if the report lacks in any of these areas. While an inspector might be a great person on the site, if they fail to provide a valuable report, it may be time for you to look elsewhere.
- Standards of Practice
Reputable home inspection companies will follow a Standard of Practice. (If they don’t, that is a poor sign). Become familiar with this document. This document will explain the inspection process and the items that will be covered. This will allow you to see what the inspector will assess in your home, and what to expect during the inspection.
- Accessibility
You must verify the availability of your Home Inspector before and after an inspection. It is important to know how long notice you must give the company to have an inspection performed when you require it. Do they need more time than 24 hours notice? It is also a good idea to talk about their post-inspection policies. If you have any questions regarding the report, can you reach them? How about if there is an issue after closing? Or if you are looking to make a renovation in the first few years of homeownership. It’s important to think about how easily they can be reached. Is it easy to reach them? What response time do they and their company take to get back to me? These questions will help you understand the relationship you’ll have after your inspector has completed their job. It’s also important to know their commitment to clients.
