It’s important to know the condition of the home you’re buying. A Certified Home Inspection can help you identify problems with materials, workmanship and installation that could lead to future repair costs or compromise your safety.

Find an Inspector

Most inspection companies are listed online. Your realtor can make several recommendations. Colorado does not regulate home inspections. It is a good idea, therefore, to verify that your inspector has been certified by a reputable certification body and that they are fully insured. Ask what’s included in the home inspection, the cost, and if there are any add-on services available.

Schedule an Inspection

A blue doors inspection makes it easy to schedule an appointment. You can schedule an inspection by calling and online.

You should allow three to four hours depending on the age and size of the home. I recommend that you attend a 30-minute walk-through of the house after your inspection. This will allow me to explain my findings, highlight important maintenance items and answer your questions.

What to Expect on the Day

Using the latest technology and tools, I will perform an inspection of all the components and systems of your home on the day of your inspection. This includes the foundation, the roof and the entire interior.

After my evaluation, I will create an easy-to-read report that will include high resolution photos and videos of any problems I have discovered along with my recommendations to monitor, replace, or repair.

Other Considerations

You may want to order extra testing depending on the age and location of your home:

  • Radon: Radon levels in Colorado are high. Radon is the second most common cause of lung cancer among Americans. The Surgeon General, along with the Environmental Protection Agency, recommend that all homes are tested for Radon. Even if a house has an existing mitigation system, you should test it to make sure that the system is functioning correctly. I can explain your options if Radon levels are too high. It is usually easy and inexpensive to reduce Radon levels to healthy levels.
  • Air Quality: Air Quality Testing is a great add-on for any home inspection. This is especially important if the house has been vacant or has had a history with moisture intrusion. I will collect 3 air samples to see if there is a high level of mold or allergens in the air. A nationally accredited laboratory will then provide you with a report that is easy to understand. If the results are normal, you can feel confident. However, if there are any elevated levels of cholesterol in your bloodstream, it is important to seek further medical attention.
  • Mold Testing: Mold that is not checked can cause structural damage to a house, wood rot and ruin drywall. It can also cause serious health issues. The first step in a professional mold test is a thorough inspection. I will look for any signs of moisture intrusion that could promote mold growth and take samples to be analyzed in a laboratory. A Mold Inspection is recommended when buying a house with moisture intrusion history, musty smell, visible signs or conditions conducive for mold growth.
  • Home Energy Report: Home Energy Reports will give you an estimate of your utility bills. Every standard home inspection includes a free Home Energy Report.
